Short letting is not a volume or big manager business. It is like a cottage industry; it requires 24/7 alertness and attention to detail. That cannot be given by large scale managing companies.
That is why Lettsgetsmart uses the Lets Let Smart Franchise model. We control all payments and payouts and are insured by Client Money protect.
BUT all management and day to day attention is done by our very talented franchisee managers. They have grown with Lettsgetsmart as employed managers and now have their own properties and clients.
This has two very, very big advantages for our clients:
They only have one number to call/ one person to ask….no waiting for call back/transfer to maintenance/booking departments etc. Every aspect of management is done the appointed Franchisee Manager.
There is no or very small VAT charge, because all franchisees operate as sole traders, which do not qualify.
What we do:
Prepare the property for letting
Ensure that its presentation is attractive and everything is easy to use
Present the property on all the main channels; Airbnb, Booking, VRBO, Expedia and others. ALSO on our own direct letting site; this is an increasingly important source of guests.
Price the property on nightly basis. This is difficult, but we have very strong experience; our objective is always yo let close to 100% of available nights and we usually succeed.
Look after communication with guests
Arrange and provide access to the property for guests
Oversee their stay and their departure.
Arrange all the cleaning before and after each stay.
Deal with all in stay issues that may arise.
Advise on any maintenance issues that arise and if necessary oversee maintenance work.
Arrange longer term letting for low periods as may be agreed.
Lettsgetsmart make two distributions of income every month to landlords.
Fees; our fees vary from 10% for long lets up to 22% for very short lets (5 days or less).
